Commercial Premises (Rent) Regulations, 1983 (SI 676/83) — statutory tenant — rights of lessor in ejectment proceedings.
Whilst the Commercial Premises (Rent) Regulations, 1983, are intended to protect lessees of commercial premises from unscrupulous landlords, it is not the intention of the Legislature to provide lessees with indefinite tenure. In particular s 22 of the Regulations - referring to a lessor requiring good and sufficient grounds for the eviction of a lessee - makes it clear that if the court is satisfied that the lessor has good and sufficient reasons for requiring possession of the property the lessor is entitled to have the lessee evicted. The Regulations cannot be construed so as to mean that the lessee's interests outweigh the lessor's.
